Architectural history meets quality of life

Steeped in history, the site is once more poised to write architectural news: at the end of the 1960s, star architect Egon Eiermann designed the Eiermann Campus. It served as headquarters for the international IBM group until 2009 and after slumbering unused for several years, it is now to be revived to fulfil a new destiny. The site in Vaihingen is to become a vibrant urban residential district with a special focus on mobility and noise protection and flagship project for Stuttgart.

Its new name Garden Campus Vaihingen stands for a district characterised by unusual architecture, offering exceptional quality of life for residents – besides spacious outdoor areas, squares with a high recreational quality are also planned. At the same time, the four listed buildings by Egon Eiermann, which enjoy a high historic and cultural status well beyond the bounds of the city, will be preserved and incorporated into the overall concept.

This revitalisation bears the signature of GERCHGROUP which bought the site in October 2015. In a model combination (ping-pong process) of civic involvement, urban planning competition and building permission procedures, the concept for the Garden Campus Vaihingen has now been developed and will be reviewed and optimised by Stuttgart council in a development plan process. The winner of the urban planning selection procedure is from Steidle Architekten and realgrün Landschaftsarchitekten. Based on this winning design, work will go ahead on the development plan.

The model project also benefits from the experience of the independent SSN GROUP, which has been active in German cities and in Switzerland as a real estate project developer since its foundation in 2004.

The success of the overall project is guaranteed by the joint venture between GERCHGROUP and SSN GROUP, whose management teams draw on several decades of experience in the development of exclusive real estate and revitalisation projects in major German metropolises.
